​Resale Certificate: According to the Uniform Planned Community Act, all property owners are required to provide a resale certificate when they sell their unit or lot. The certificate includes such information about the association as a current budget, expected special assessments, ongoing litigation and the amount of reserves available for repairs. Property owners, wishing to sell their unit or land, must request a resale certificate from the association and the association must supply the certificate within a specified time frame.
